Selecting comps in RPR: The perfect combination of power and simplicity.

When comparing property values, it's not just nice to have options, it's essential. RPR is coming and with it, a whole variety of ways to compile property comparisons…

First there is the AVM – the automated valuation model used by appraisers, financial institutions, and most public-facing property valuation sites. Then there's the RVM – the Realtor Valuation model, which adds [MLS name] listing and off-market data to the equation PLUS your refinements. For example, is there a property being using for the RVM that isn't the best comparable? No problem, you can remove it from the equation. Then, you can search for other comps by proximity, sale date and more…even add a specific address to use in the calculations.

Then, RPR gives you tools to refine that estimate value by adding in home improvements. For this, RPR has partnered with Hanley Wood's data services and refined them to a higher level to allow for depreciation and location…all to help you better serve your clients.

Not everything that goes into estimating a home's market value can be put into statistics…there's the condition of the exterior, interior, privacy, views, market conditions and more. RPR even has tools to factor in these details.
