Days prior to a listing appointment for a high-end property, Cathy Werner, broker/owner of Re/Max American Dream, Baltimore, used her local MLS reports to create a CMA for the presentation, along with standard marketing materials. Cathy did not use RPR in her research.
Arriving at the appointment, Cathy learned she was in competition with similar, longstanding and successful agents. “I knew immediately they were going to push the market as far as value,” she said.
Cathy explained to the Seller that after previewing the home she decided additional data was needed and asked if they would allow her to resubmit later that evening. The seller agreed.
Quickly, Cathy returned home to generate comps using RPR. She easily found the property’s Realtor Valuation Model (RVM), entered enhancements she identified during her first walk-through of the property, and created an impressive property report, complete with an accurate valuation. The entire 46-page Sellers Report took less than 10 minutes to complete.
She then emailed the report directly to the Seller with a note thanking them for the opportunity to preview their home, and her desire to work with them on the listing.
Within an hour, the Seller responded to Cathy’s email. “They told me I received an A+ for effort and that my detailed word was what flipped their decision in my favor,” said Cathy. A quick 11-days later the listing sold, and had five offers.
