Release Notes: February 2023

Highlights of this release include improvements to the Property Information page – larger photos, essential facts at the top, and a new Pricing Tools section. We also added the ability to search for properties within school attendance zones, tweaked our Market Trends charts, improved performance and fixed a few bugs. Find out the details below!

Property Information Page

Updates to the top portion of the Property Information page bring essential information front and center. Here you will find larger photos, a prominently displayed List Price or last Closed Price, basic property facts, and significant details like HOA fees, Owner Name, Price to Estimated Value percentages, and more.

A section is also dedicated to a residential property’s estimated value, including an RVM®/AVM and its estimate range, monthly change, and confidence score. Learn more about RVM® and AVM estimated values.

New Pricing Tools Section

A new Pricing Tools section has been added to the Property Information page. It contains access to our 5-Step CMA (two CMA options offered), Refine Value Tool (adjust for home improvements, needed improvements, home and market conditions), and Seller’s Proceeds worksheet (estimate your client’s profit). In addition, the estimated value and price are also displayed for easy reference.

Once you have created a CMA, refined the value of a property, and/or completed a Seller’s Proceeds worksheet, the value will show within each corresponding box. Click on the value to make edits.

School Attendance Zones

We now support searching for properties within school attendance zones. First, choose your filters, then enter a school name in the main search bar. The top 4 school matches will appear below the search bar in a new group labeled “Schools.” Next, choose one of the options to be taken directly to your search results.

Market Trends

We made visual improvements to our Market Trends charts. The text that explains how the chart’s metrics are calculated, the source of the data, and its update frequency have relocated to an Information i next to the chart name. We have also expanded the width of the charts and moved the date the chart was last updated below the chart name. 

Our transaction-based Market Trends charts can be found on our Neighborhood and Property pages. Click the Research tab, then select Neighborhood Search. Watch for future enhancements to this popular feature that will help you share market insights with your clients!

Refine Value

We refreshed our calculations that determine the estimated value based on your adjustments to a property’s Basic Facts. Learn more about the Refine Value tool here.

We also revised how we handle calculations for properties that do not display data (or have a zero) in the Public Facts column for Bedrooms, Year Built, Living Area, and Full or Partial Baths. In those cases, we now replace the missing value(s) with an average value for properties within the ZIP code to determine the Refined Value.

Not all changes to Basic Facts will produce a change in value.
