RPR App: AI CMA

Our AI CMA, currently in Beta phase, leverages AI to provide reliable pricing strategies and price and market assessments using comp data, market trends, and comp stats, tailored for either a Buyer or a Seller. AI CMA helps you have smart pricing decisions with your clients.

Based on your expertise and knowledge of your local market you can change which comps are used or add your own, rank the property features to recalculate the comp Scores, verify and correct Subject Property facts, and add notes. The AI CMAs can be accessed from the AI icon and the Pricing Tools section on the residential Property Details page and the Reports page.

Seller AI CMA

Each pricing strategy includes a Price Assessment, a Buyer Psychology analysis, Potential Outcomes, and an AI Strategy Opinion.

Score

A list of system-selected comps are ordered by their Score from highest to lowest.

Tap a Score to view similarities and differences between that comp and the Subject Property.

Comp Scoring

Rank the property features in order of importance to recalculate the comp Scores.

Tap Comp Scoring at the bottom right of the screen.

Score Details

To see Score details, a condensed version of the regular Property Details, and a side-by-side comparison of the Subject Property and the comp, tap the View Details link.

Score Legend

The background color of each Score indicates how similar the comp is to the Subject Property.

Tap the Score Legend link to view the color key.

Add a Property

Add a known property as a comp by address or MLS Listing ID.

Tap Add Property at the bottom center of the screen.

Edit Subject Property

Verify and correct Subject Property Facts.

Up to 25 comps are offered and you can choose up to 20 comps.

No, AI CMA only supports Residential SFR, Condo/Townhouse/Apt, CoOp, and Mobile/Manufactured homes. 

Not at this time. AI CMA is mobile-first by design to match agent workflows. Agents work in the field, at properties and during appointments. The mobile interface is optimized for touch-based comp selection and quick analysis.

The AI CMA is a completely optional feature and exists alongside the traditional CMA. Agents can continue to create manual CMAs just as before. Both the AI CMA and the traditional CMA can be launched from the Pricing Tools section in the RPR Mobile™ app.

There is a hard limit of 20 comps, but 6-10 comps typically provide the most balanced analysis. Too few may not capture market range; too many may dilute relevance.

Only if entered manually. Agents can search and add any property by address/listing ID, including off-market properties, but AI analysis is most effective with recent sold and active listings that reflect current market conditions.

You can edit the subject property facts before running the analysis to ensure AI works with accurate information. This is especially important for square footage, bed/bath counts and lot size.

Yes, just like all RPR Reports, the AI CMA Reports includes agent branding. 

In the Pricing Strategies section is a standalone element you can include to share all AI-generated options with your client.
