AI CMA in RPR Mobile™: Faster Pricing Conversations, Agent-First Control

The new AI CMA feature in RPR Mobile™ is currently in beta, offering early access and the opportunity to provide feedback as RPR refines the experience. To see these new AI options, be sure to update your RPR Mobile app to the latest version.

What’s coming: AI CMA (mobile-first, beta)

We’re introducing AI CMA inside RPR Mobile™ in beta, giving you a faster, more precise way to lead pricing conversations from your phone. At launch, it will support:

  • Seller and Buyer CMAs for Single Family, Condos and Townhouses
  • AI comp scoring, side-by-side comparisons, pricing strategies and built-in buyer/seller insights
  • Seamless handoff to Next Gen Reporting so you can package the analysis in a client-ready CMA report

The ‘aha’ workflow (in the field or at the kitchen table)

    Tap the AI button found on the subject property record in RPR Mobile.

    Choose Seller CMA or Buyer CMA

  • 3

    Review and refine comps as AI scores each one (0–100), highlights similarities and differences while also adding helpful notes.

  • 4

    You select which comparable properties are best, based on your local knowledge. Tap into properties, review characteristics, proximity and more.

  • 5

    Select a pricing strategy from below market, market-aligned or above market; each explained in plain language and supported by comps.

  • 6

    Adjust anything (remove or add a new comp, add your own price, change weighting); AI instantly recalculates and explains the tradeoffs.

  • 7

    Generate your CMA report and share on the spot.

Why agents will love it

How comps are selected (defaults you can edit)

  • Area: same city or ZIP (whichever is smaller)
  • Type: same property type as the subject (SFR, condo, townhouse)
  • Status: active, active-under-contract, pending and sold
  • Recency: last 3 months (sold)
  • Size: within ±20% of the subject’s square footage

You can refine this at any point by adjusting filters, adding comps or removing them. Then the app will update scoring and recommendations.

Comp scoring: a quick read of fit

Each comp is scored 0–100. AI will return a max of 25 comps and will preselect all comps with a score of 75 or higher. You’ll see what makes it a strong or weak match (condition, bed/bath mix, living area, recency, proximity and other factors), plus side-by-side comparisons and plain-English notes you can echo with clients.

Pricing strategy, framed for real-world conversations

AI CMA offers three paths: below market, market-aligned and top-of-market, each backed by comps and current conditions. Prefer to lead with your own number? Enter it. AI will:

  • Flag potential risks and tradeoffs
  • Surface the most relevant comps for your case
  • Suggest what to watch if market momentum shifts

This is where you get the context you need to talk price with confidence.

Buyer vs. Seller insight: what to expect

  • Seller CMA: projects how buyers are likely to perceive the price (attractive, risky or on-target) and why.

  • Buyer CMA: flips perspective, signals potential seller motivation and how a given offer could be received, with comps to support your strategy.

AI CMA accelerates the parts of a CMA that slow you down without replacing your expertise. It gives you the data, explanations and options to lead smarter pricing conversations, anywhere. And because it lives in RPR Mobile and ties into Next Gen Reports, it fits the way REALTORS® actually work.

    Seller CMA should take age of property into consideration. A 5/3/3 built in 2023 doesn’t compare to a 5/3/3 built in 1998.

        On step 1, when the comps are returned and scored you can choose the comps to use by selecting or unselecting any comp. You can also tap into any comp to see details. Also please feel free to use the feedback form at the top of the AI CMA (beta) itself. That will go directly to our development team.

        Hi Stephanie,
        First make sure your app is updated. You may need to visit the App Store or Play Store to update the app. Then make sure you are on a property record. You’ll see a purple and white “AI” button floating in the lower right corner. Tap that and choose Seller or Buyer CMA.

    When I try to use the AI tool for a subject property it keeps saying additional information is needed, however, everything is completeed.

      Hi Karen, this feature is only available on mobile at this time. But we do have plans to bring it to the website in the future.
