Select an Off Market Property for your CMA (Customize Report Cover Photo Printable)

Enter a property address
Upload a new property photo for the CMA cover sheet on the My Updates tab
Analyze the property on the map, identify location using satellite imagery
Review previous listing history, photos, tax, deed and mortgage information
Review four pricing tools on the property details page

Adjust the RVM® (Pricing a Property Printable)

Refine the value by home improvements (ie: Upscale bathroom remodel)
Refine the value by needed home improvement (ie: new landscaping)
Refine the value by market and home conditions

Create a CMA / Valuation Workbook

Select Analysis Type: Sales Comparison Analysis: a more detailed evaluation
Complete the five step process

Confirm home facts and make necessary changes
Search for comparables: at least three active, pending and sold
Make adjustments to comparables

if the comparable is superior, you subtract from the comparable
if the comparable is inferior to the subject property, you add to the comparable
sort your comparables, enlarge photos and weight them using edit option

Review Sales Comparison analysis: enter an estimated range
Get your valuation workbook: Create Report, customize and email to yourself
