What is CompStak?

RPR has partnered with CompStak, a nationwide crowdsourced commercial comp database. It’s FREE – Share your comps on their site to earn credits to get analyst-reviewed commercial lease and sales comps.

The NAR (National Association of REALTORS®) has arranged for RPR members to receive 500 free credits to get started. Begin by clicking on the CompStak logo in the Additional Resources section of any RPR commercial property page.

Click the Sign Up button to create a CompStak account. If you already have a CompStak account, email [email protected] with your name and the email associated with your CompStak account to request your 500 free credits.

To Unlock Comps

See how many credits are in your account at the top right of your screen.

Select the comp(s) you would like, then click the green Unlock button. Note that the button indicates how many credits you will use.

To View Comp Details

Click the property address to open the Comp Details page.

My CompStak

Find your unlocked comps (My Comps) and Saved Searches in the My CompStak tab.

To Export Comps

Choose the download arrow next to a single comp or click the Export button if you have selected multiple comps.

Choose to export your selected comps to Excel or include them in a PDF.

Give Comps to Get Comps (earn more credits)

Once you have used your 500 gifted credits, you can share your comps on the CompStak site to earn additional credits to continue unlocking commercial lease and sales comps. It takes 25 to 30 credits to unlock one comp (equivalent to one recent, detailed comp submitted by you.)

You can earn credits for uploading any current office, retail, or industrial commercial lease or sales comp. You do not need to have been a party to the transaction to submit the comp to CompStak.

  • To get the most credits, submit recent, detailed comps

  • Comps that are expired or duplicated = 1 credit

  • Comps missing required fields = 0 credits

3 Ways to Submit Comps

If you upload your comps directly onto the CompStak website you will receive one free comp immediately! This is in addition to the credits you will receive for the data you upload. CompStak analysts will review your comps and verify them, and you will receive your credits once this process is complete. Processing time is dependent on the size of the file, formatting, and the comp pipeline. Typically processing time is 2-3 days.

All CompStak members receive 150 unique exports per month. You can export the same set of comps multiple times, in different formats, without counting those exports against your 150 monthly comp limit.

CompStak accepts any format. Some common file types are: Microsoft Excel / Word and Adobe PDF.

Required fields:
In order to receive credits for your comp submissions, each comp must include:

  • Full Address
  • Buyer and Seller (LLC Acceptable)
  • Transaction Date
  • Transaction Size (SQFT)
  • Price / Price PSF ($PSF)

Premium Fields:
Comps that contain two or more of the following fields in addition to the required fields will also receive premium credits:

  • Cap Rate
  • NOI / NOI PSF
  • Opex / Opex PSF

Required fields:
To receive credits for your comp submissions, each comp must include:

  • Full Address
  • Tenant Name
  • Space Type (office, retail, industrial, etc.)
  • Transaction Size (SQFT)
  • Starting Rent ($ PSF)
  • Execution Date or Commencement Date
  • Lease Term or Expiration Date

Premium Fields:
Comps that contain all three of the following fields in addition to the required fields will also receive premium credits:

  • TI / Work Value (PSF) (e.g. $50)
  • Free Rent (e.g. 5m)
  • Transaction Type (e.g. Renewal)

You can view which fields are available before unlocking a comp.

  1. From the List View, click the comp you want to view.
  2. In the detailed comp view, scroll down the page.
  3. Each detail is hidden by either a padlock or double dash. If you see a padlock, the comp has the information, and it will be revealed after you unlock the comp. If you see a double dash, the comp does not have the information.

If a comp already appears on CompStak, you will receive 1 credit for submitting a duplicate comp.

You can correct or update comps in return for CompStak credits. This is done from the detailed comp view.

Click on Suggest an Update in the top right above the comp detail information.
2. In the center of the screen, type the updated information with the correction in the comment box. For example, you can Type: “Starting Rent is $20 PSF” or “Tenant occupies the 14th Floor.”
3. Click Send Correction below the comment box.
4. CompStak analysts will review the information and update the comp if correct as well as give you more credits for the help!
