For MLSs and Associations: Data Feeds tab

The Data Feeds tab of the MLS and Association Dashboard allows MLS or Association staff to review the data feeds that are conducted within RPR and see a summary of the current status of RVM®/AVMs, public records, listings and photos, and other data types shown on RPR.

  • Click the Details button to view the upload and status information across data types.

  • Choose a county from the Show Data from drop-down menu, then choose a timeframe.

  • A blue checkmark indicates the data uploaded successfully.  A yellow icon indicates an error,

Data Types

 RVM® and AVM estimated values are the result of multiple automated valuation models that use proprietary algorithms to provide an estimated property value. An RVM® is displayed when listing data is available to generate this more accurate property estimate. If not, an AVM is displayed. Occasionally, no estimate is available.  Estimated values are available for single-family residences, condominiums, and smaller multi-family properties. RPR licenses public records property data from the Applied Analytics division of Black Knight Financial Services (BKFS), the nation’s leading provider of mortgage processing services, settlement services, and mortgage performance analytics. BKFS continuously scours public records sources across the country to aggregate one of the industry’s most robust, accurate, and current data resources. Tax assessment data is typically updated by public records sources on an annual basis. Deed, mortgage, and foreclosure data are updated as the data are made publicly available.

Note that the load information is generated based on the last complete day, not the current day. So a user viewing the dashboard on Wednesday will see detailed load information from Tuesday.

The data load counts shown for listings represent the discrete batches imported from MLS listings feeds throughout a day. These can be new listings or changes to existing listings such as price changes, status changes like canceled, expired, and pending, or changes to data fields made by an MLS. RPR updates listing data continuously.

Listing photos come from participating MLS organizations. RPR receives the listings from a data partner, Black Knight Financial Services (BKFS). Typically, MLS source feeds are updated continuously. The Load information is generated based on the last complete day, not the current day. So a user viewing the dashboard on Wednesday will see detailed load information from Tuesday.

RPR works with a variety of third-party providers to source data that enhances the property-specific public records and listing data. This Other Data includes neighborhood boundary information, flood maps, school information and ratings, and demographic information for an area. The data is used for functions like heat map data layers on the website and reports, school details, flood zone information, neighborhood search boundaries, and the wealth of neighborhood demographic and census data. The update frequency varies by data type but is typically quarterly or annually.

The Counties Covered category allows you to view current information by county such as listings and public records data (number of records, date of last update, and date range), shown on a map or in a list view. Counties designated as “outside your main coverage area” extend beyond the MLS territory but have listings with the MLS, usually because a member of the MLS works in that area.

A blue checkmark indicates that the last data load on the date shown was successful.

A yellow caution icon means that the last data load on the date shown was unsuccessful, and troubleshooting may be warranted.

Assessment data, which includes information such as Property Characteristics, Owners, Assessed and Market Values, and Legal Description. Assessment data, in general, is updated annually on RPR.

Deed data, which includes information such as recorded sales transactions, sale date, sale amount and seller names. Data is updated on RPR as sales and deed recordings occur.

Mortgage data, which includes information such as Mortgage Recorded Dates, Loan Amounts and Borrower Names. Data is updated on RPR as financing activity occurs.

Distressed data, which includes information such as Auction Dates, Recorded Notice of Defaults and Releases. Data is updated on RPR as foreclosure recordings occur.
